Buying a home in Montana doesn't have to be scary

Many first time home buyers ask me, “What’s the first step to buying a home?”

Here’s what you REALLY should do before pulling the trigger on what is most likely going to be the biggest decision of your adult life:

  1. Have “The Talk.” Sit down with Yourself, or the person with whom you are planning to purchase, and discuss the wants and “must­ haves” regarding a potential property. “Shopping” for homes is not like walking into the grocery store and buying whatever you feel like at the moment. Its a huge decision and needs to be carefully considered. You need to think about what your priorities are, Garage space? Number of bedrooms? Office? Large Kitchen? Outdoor Space?
    If you are having trouble starting the conversation with yourself or your partner, that’s where a Realtor can be very helpful. We’ve been through this process a time or two so we know the qualities of a property that generally matter. We can help identify what’s important to you.
  2. As buyers, you can sit down with a few Realtors and choose who fits your personality and needs the best. After pinpointing a Realtor (hopefully ME!) you can start getting information on properties that fit your criteria. The bonus of working with a Realtor (and not doing all the research on your own) is that we have the quickest access to all listed properties in your area and can obtain information or get you on-site in a snap.
  3. Next, talk to lenders. If you do not already have a lender in mind, Realtors usually have a few with whom they regularly work and can refer you to them. It’s all about communication and having conversations with people to steer you in the right direction. The first meeting with a lender is basically just that: having a conversation and answering the questions they ask. You’ll walk away with a ballpark budget and more knowledge!
  4. After these steps, it’s all about finding the home right for you! Always stick within your comfort zone financially and if you are ever uncertain about steps in the contract or property details, ASK! The home buying process is not only about you getting a new place to live, but it should be a learning process. It should be fun and exciting and you should come away feeling like you made the best decision for you!
