What Happens After the Buy/Sell is Signed? FOR MY SELLERS

As a REALTOR®, I get asked many questions, “What is the process after I sign a Buy/Sell?” “What if they find mold, electrical damage, siding issues, etc.?” These are all great questions and below I have a rundown of the process that takes place after a Buy/Sell is signed on your property.

INSPECTION: This should take place 2 weeks or sooner after the Buy/Sell is signed. I would plan on being gone from the house most the day, generally we are given a few days heads up when it will happen. You should have the house tidied up, nothing special. THIS IS NOT YOUR APPRAISAL.  It’s just an inspector going around looking for structural and cosmetic items to mention on a report.  Per the contract the buyers must have the INSPECTION NOTICE to us by a specific date that’s pre-determined on the Buy/Sell contract. Then we can review and respond accordingly.

APPRAISAL: Appraisals are usually preformed after the inspection, more towards closing and in a very busy market like ours sometimes results do not get turned in until a week prior to closing. This is a professional opinion of the value of the home. The appraisal is research into that market area and takes into account SQFT, condition of home, lot size and upgrades among many other factors.  Usually I will get a call from the appraiser about 24 hours prior to them needing access.

 CLOSING DATE: Let’s make a toast! After inspection and appraisal contingencies are successfully completed and passed you are ready to close on your property! The closing date is also pre-determined on the original Buy/Sell, usually closing “signing of the documents” happens in the morning hours and you can walk away with your proceeds check in the afternoon!  CHEERS!
